Seeking a way to maximize the value of their property and generate cash flow through a short term rental, I worked with this client to analyze, design, and build an ADU that met a set construction budget and created a unique offering for the AirBnB market.

The client desired universal design and access for the ADU to be universal design, so ADA accessibility was priority. This set the primary design challenge: how to provide a ramp to the back of the site, while also navigating a steep grade in the perpendicular direction. Zoning height constraints and the desire for a ground level garage further complicated the project.

In order to fit in with the existing neighborhood, we landed on a form that aligns with the footprint of the existing house and a street facing façade that mimics the existing roof slopes. However, due to the steep slope, we were able to take advantage of a reading of the zoning laws that allowed us to pull that rear peak of the ADU up. This resulted in an atypical roof form, with four unique facades, and a grand, vaulted, light-filled space on the interior. Stacked outdoor decks and a planted stair navigate the slope between new and existing, creating an urban alley on the site.

The ground floor provides a garage and storage space for the client. The second floor ADU consists of one large living and eating space with adjacent bedroom and master bath. Space and function was maximized through small moves such as providing pocket doors, and strategically thickening walls to provide built-in storage and desk space or a closet space that also housing a stacked washer / dryer, above ceiling attic access, and recessed shelving for the shower.

The large living space was designed to provide flexibility through built in furniture and storage; it can be used as an entertaining space, art studio, or remote office without the need of additional furniture.
